This project involves a comprehensive alteration of approximately 46,381 square feet within a larger warehouse/industrial building. The improvements will take place in the west end of the building, with no changes to the overall building area.
The redesigned space will be occupied by a Group F-1 use, specifically for book printing, trimming, and binding operations. Raw materials will be delivered via the existing inbound loading dock and will be processed into books according to customer orders. Once completed, the books will be sorted and stored on-site until ready for delivery. Finished products will be loaded and dispatched from the outbound dock positions.
To ensure optimal conditions for the printing process, the new space will be climate-controlled to maintain proper humidity levels, protecting both the printers and paper. A newly constructed cap will be added over the humidity-controlled area solely for climate control purposes, without serving as a floor surface.
Additionally, deferred submittals for the project will include designs for fire alarm and fire protection systems, as well as exterior signage. Tenant-provided material handling equipment (M.H.E.), including conveyor systems and prefabricated equipment platforms with related access stairs, will also be incorporated.
